PROPERTY HVAC MANAGEMENT

Service, Replacement & Capital Planning for Residential Properties

Practical HVAC support for townhouse co-ops, housing co-ops, rental communities, small portfolios and the property managers who coordinate them.

Service coordination · Equipment replacement · Warranty records · 1–3 year capital planning

Serving the Greater Toronto Area and selected Ontario projects.

BUILT FOR LOW-DENSITY RESIDENTIAL PROPERTIES

One property contact. Many units. Different equipment histories.

This service is designed for properties where HVAC work is repeated across units and decisions need to be documented—not for blanket 24/7 commercial emergency coverage.

01

Townhouse & Housing Co-ops

Multiple homes or units, board oversight and member access that need organized scheduling and clear records.

02

Rental Communities

Low-density rental properties with recurring repairs, mixed equipment ages and ongoing replacement decisions.

03

Small Property Portfolios

Owners managing several residential properties who need consistent scopes, documentation and follow-up.

04

Property Management Teams

Managers who need one accountable HVAC contact for supported properties without building an in-house technical team.

PRACTICAL PROPERTY SUPPORT

From individual service calls to a clearer HVAC plan.

Start with the immediate problem. Each completed job can then improve the property record and make the next repair or replacement decision easier.

01

Service & Repair Coordination

Triage the reported issue, arrange qualified service, define the approved scope and record the finding, work completed and next action.

02

Equipment Replacement

Verify the existing system, site conditions and compatibility; provide a clear quote; coordinate installation, commissioning and closeout.

03

Equipment & Warranty Records

Keep verified model, serial, installation, warranty, service and project documents connected to the correct property or unit.

04

Capital Replacement Planning

Group equipment into repair, monitor and replace priorities, then organize likely work over the next 12 months and 1–3 years.

Residential equipment we support

Central air conditioners · Heat pumps · Furnaces and hybrid systems · Ductless and multi-zone systems · Tankless and residential water heating · Ventilation, thermostats and controls

EQUIPMENT & WARRANTY RECORDS

Know what is installed, what happened and what comes next.

A usable property record connects the unit, equipment and service history. Records are built from verified nameplates, documents and work completed—not from assumptions about older equipment.

Warranty management: PWH registers and records qualifying equipment we install. Existing warranties are added when their information can be verified.

CAPITAL REPLACEMENT PLANNING

Repair now. Monitor next. Replace in a controlled sequence.

The result is a practical HVAC action list for the property—not a formal Reserve Fund Study or engineering report unless that work is separately scoped.

01
NOW

Immediate Risk

Address failed equipment, active comfort issues, safety-related findings and repairs that cannot reasonably wait.

02
NEXT 12 MONTHS

Near-Term Decisions

Identify aging or unreliable units, gather scope information and plan replacements before peak-season failure forces a rushed choice.

03
1–3 YEARS

Phased Capital Work

Group similar equipment, coordinate board or owner priorities and phase replacements around budget, access and operational timing.

START WITH A SERVICE CALL

Start with one service call or one recurring HVAC issue.

We will address the immediate problem, document the equipment and service history, and recommend whether to repair, monitor or replace.
